What a finished abstract contains.

Every section is searched and reported. Sections with nothing to report are omitted from the printed package rather than left blank — except judgments, which always print, and read NO OPEN JUDGEMENTS when there are none.

Unpaid prior-year taxes are flagged, not buried.

Prior-year taxes are reported per county and per town. Where a prior year is unpaid, the file carries an In Tax Sale flag so it is visible before you get to closing rather than after.

Coverage

Maryland — every county, and Baltimore City.

We work Maryland records only. That is a deliberate limit: land records, tax lines, ground rent, and municipal benefits differ by jurisdiction, and depth in one state beats thin coverage in twelve.

Baltimore City is not Baltimore County.

They are separate jurisdictions with separate land records and separate tax offices, and conflating them produces a wrong search. Our system enforces the distinction at data entry and carries it through to every line of the printed report — a detail generic title software routinely gets wrong.

1 · Submit Enter the property address, pick the search type, add your own file reference, flag it rush if needed, set the closing date, and attach anything relevant. You get a confirmation; we get the order.
2 · Track The order moves through Ordered, In Progress, Completed, Delivered, and Closed — visible to you on a status timeline the whole way, alongside upcoming closings and rush work.
3 · Download When the file is delivered, the finished PDF package — invoice, abstract, chain of title, and attached documents in one document — is downloadable from your portal.
4 · Billing you can see Account summary, invoice history, and the balance on each order are visible to every user at your firm. No emailed statement required to find out where you stand.

Bring-to-date (BTD)Updating a prior search

A bring-down updates an earlier search from its good-thru date forward to the present. It is issued as its own linked file with its own report — the original search is never overwritten, so you keep both records and can show what was known when.

Rush handlingWhen the closing moved

Any search type can be flagged rush at order time. Rush work carries a surcharge, quoted on your fee schedule.

Chain of title diagramsOn request

Where a chain is complicated enough that a table is hard to follow, we can deliver it as a visual diagram alongside the tabular chain.

CancellationsIf a deal dies

Cancel an order that hasn't been picked up at no charge. Once a search is underway, request cancellation from the portal — we review it, and any cancellation fee is applied openly and logged on the file.
